Excelo Development LLC and Excelo Construction LLC ("Excelo," "we," "us") respect your privacy. This policy explains what information we collect through excelodevelopment.com (the "Site"), how we use it, and the choices you have.

Information we collect

Information you give us when you submit a form, schedule a tour, call, text, or email us, including:

• Name, phone number, and email address
• The homes, plans, or areas you're interested in, your preferred tour times, and any message you send
• Selections and options you choose in our home configurator or pricing tools

Information collected automatically when you use the Site, including:

• Device and browser type, IP address, approximate location, pages viewed, and referring website
• Cookies, pixels, and similar technologies, described below

How we use your information

• To respond to your inquiry, schedule tours, and follow up about homes you're interested in
• To send updates about available homes, new releases, and incentives, where you've agreed to receive them
• To understand how visitors use the Site and improve it
• To measure and improve our advertising
• To comply with legal obligations and protect our rights

Cookies, analytics, and advertising

We use the following tools, which may set cookies or collect information about your visit:

• Google Analytics to understand Site traffic and usage. You can opt out with the Google Analytics Opt-out Browser Add-on.
• Meta Pixel and Conversions API to measure the results of our Facebook and Instagram ads and show relevant ads to people who visited the Site. When you submit a form, we send Meta your name, email, and phone number in hashed (scrambled) form, along with your IP address, browser type, the page you were on, and, for a price lock or saved build, its estimated price. Meta uses this to match the submission to a Meta account and measure our ads. You can adjust ad preferences in your Facebook ad settings.

Your cookie choices. Visitors from California are asked before any of these tools load. Anyone can turn them on or off at any time with "Cookie choices" at the bottom of every page. If you decline, we don't load Google Analytics or the Meta Pixel and don't send your form submissions to Meta. We treat a Global Privacy Control signal from your browser as declining.

You can also block or delete cookies in your browser settings. Some parts of the Site may not work properly without them.

How we share information

We do not sell your personal information. We share it only:

• With service providers that help us run our business, such as website hosting, form and data storage (including Google Workspace), spam protection (Cloudflare Turnstile, which checks your browser when you submit a form), error monitoring, email and text messaging, analytics, and advertising providers. They may use your information only to provide services to us.
• With a lender, real estate agent, or title company only when you ask us to connect you or it's needed to complete your purchase
• When required by law, or to protect the rights, property, or safety of Excelo, our customers, or others
• In connection with a merger, sale, or transfer of our business

Text messages

If you provide your mobile number, we may text you about your inquiry, scheduled tours, and homes you're interested in. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help.

We do not sell, rent, or share your mobile phone number or text messaging consent with third parties or affiliates for their marketing purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, except service providers that deliver messages on our behalf.

Your choices

• Unsubscribe from emails using the link in any marketing email
• Reply STOP to any text message to stop texts
• Contact us to access, correct, or delete the personal information we hold about you

Data retention and security

We keep your information as long as needed to respond to you, serve you as a customer, and meet legal and warranty obligations. We use reasonable safeguards to protect it, but no method of transmission or storage is completely secure.

Children

The Site is not directed to children under 13, and we do not knowingly collect their information.

Changes to this policy

We may update this policy from time to time. The effective date at the top shows when it was last changed.
